Phase I (ASTM 1527-21)
The ASTM 1527-21 Phase I ESA is the industry standard for evaluating the environmental liability associated with a real estate asset. Whether the property is industrial, commercial, mixed-use, or multifamily, a Phase I ESA identifies Recognized Environmental Conditions (RECs) associated with a property that may impact its market value. With over a decade of experience and having performed over 2,000 Phase I ESAs on commercial properties, we offer our clients an expert perspective on almost every property type.
At CTS Group, preparation of the Phase I ESA is overseen by an Environmental Professional who meets the requirements of the EPA's AAI Standard and includes the following:

Historical sources

Record search of the local, state and federal databases.

Owner/occupant interviews - past and present - shall be attempted.

A Site reconnaissance including the interior of structures on the property, site history and description, surrounding site usage, water sources and discharges, surrounding regulatory sites, Underground Storage Tanks (USTs), soil conditions, accessible common areas, maintenance and repair areas; periphery of the property; obvious geologic, hydro-geologic and topographic conditions; roads; and potential hazardous substances.

Non-scope considerations including radon and visual inspections of lead-based paint, asbestos and mold potential. The additional testing is not included in the basic report but can be conducted for an additional fee.
